STEVEN OVERENDPEOPLE. PLACES. POSSIBILITIES.Every home has a story.
So does the person who sells it.
This is mine. Not a pitch, not a brochure just the friendly, considered version of how I got here, what I believe, and why I do this the way I do.
My background in owning hospitality outlets taught me that it's always been about people, not just the product. Real estate felt like a natural extension of that bringing people, property and relationships together. Because behind every property is a person, a story and a next chapter. And that's the part of the job
I love most.

How it started.
My path into real estate wasn't something I'd mapped out. It grew naturally from a career built around hospitality, caring for people, and running my own business. For years, I'd learned that success wasn't just about what you offered it was about how people felt, the relationships you built, and the trust you earned along the way.
When I eventually sold my business, it was a valued client who suggested I consider real estate. They saw something in me that perhaps I hadn't quite recognised myself: that the skills I'd developed in hospitality and business, listening, understanding people, solving problems and going the extra mile, were just as valuable when it came to property.
Looking back, it made perfect sense. Because while real estate is about property, it's always been the people side of it that matters most to me.
A client once told me,"You're the first agent who asked me why I'm moving before you asked me what I wanted for it." That was the moment I knew this approach wasn't just different it was necessary. People don't need another salesperson. They need a guide. -Steven

Why Eastern Christchurch.
I chose Eastern Christchurch because it's where I grew up, where so many of my younger memories were made, and where I still feel a real connection. It's the coast, the estuary and the river, the parks and the red-zone green spaces that have found new life since the earthquakes. It's the kind of place where people know their neighbours, where the beach is a five-minute bike ride away, and where community still feels like community. For me, the East isn't just a place to work. It's home. It's part of my story, and I love being able to play a small part in its future.
I love being part of this neighbourhood. From the coastal walks and estuary views to the local cafés and hidden gems, I know what makes the East such a special place to call home. I understand the little differences between the neighbourhoods, the character of each street, and the things that make one pocket feel just right for a particular person or family. It's that local knowledge, combined with a genuine love for the community, that helps me find the right fit for the people I work with.
This isn't a territory for me. It's home. And when you sell homes in the place you live, you sell them differently with the kind of care you'd want for your own street.
How I work.
I don't chase volume. I take on the clients I can genuinely serve well, and I give each one the full weight of my attention. That means engagement, managing things in a personal way, and negotiating every offer myself as if it was my own home.
My marketing is produced in-house architectural photography, twilight reels, drone footage, floor plans by the Arizto team. Because your home deserves to be presented as a story, not just a listing sheet. And my pricing is informed by real market intelligence: comparables, active demand and local knowledge.
But the part I'm most proud of is what happens after the contract is signed. I don't disappear. I stay through settlement, through moving day, through the power switch and the fibre connection and the dozen small admin jobs no one warns you about. That's not a service I charge for. It's just who I am. Real Estate is about people not just property
The values behind every sale.
Relationship first
Every client gets the attention, experience and personal service they deserve — not a number in a queue.
Locally rooted
I work here. I walk these streets, know these parks and understand what makes each Eastern suburb different.
Cinematic & Creative
Photography, drone and twilight produced in-house. Your home presented like it deserves to be seen.
People. Places. Possibilities.
Three words that guide everything I do. People come first always.
The next chapter could be yours.
If any of this resonates if you've been let down by the transactional version of real estate and you're looking for something different. I'd love to hear your story. No pressure, no pitch. Just a conversation about where you are, where you're headed, and whether I can help you get there.
Because that's what this is really about. Not the commission, not the campaign, not the number on the sign. It's about helping you make one of the biggest decisions of your life with someone you trust by your side. That's my story. And I'd be honoured to be part of yours.
"A great result is about more than the number on the contract. It's about the value you keep, the relationship you build, and the confidence you feel walking away."
