What to Expect From a Property Appraisal

A plain-English look at what an appraisal is, how your salesperson arrives at a number, and how to use it to set a defensible asking price.

An appraisal is an informed opinion on what your home would likely sell for in the current market. It is not a valuation (which is a formal, often bank-required figure), and it's not a promise. It's a starting point for a pricing conversation.

What your salesperson looks at

  • Recent comparable sales within the last 3 to 6 months, weighted by location, size, and condition.
  • Active and under-offer listings showing where buyers are spending right now.
  • A read on buyer demand in your price band: who's enquiring, what they're asking, what they'll pay.
  • Your home's specifics: aspect, condition, land area, zoning, and any standout features or defects.

How the number gets built

There's no single formula. A good appraisal weighs comparable sales as the anchor, adjusts up or down for the differences between your home and those comparables, and layers in a demand read. The result is a range, not a single figure, and the lower end is usually where a clean campaign actually lands.

The strongest negotiating position is built before the first buyer walks through the door. It's built in the pricing.

Using the appraisal to set a price

Price is positioning. Price too high and you silently tell every buyer 'this one's aspirational', the buyers who can afford it don't show up, and the ones who do arrive armed with reasons it's overpriced. Price it right and you often get the cleanest outcome: competitive buyers, a shorter campaign, and less erosion of your proceeds through weeks of price cuts.

A great result is about more than the number on the sign, it's about the value you keep.
